Development Steps.
The Development Steps outline the six phases of property development and sets out the key activities that occur within each phase of the project.
Phase 1: Acquisition - Identify and buy the right development site
Phase 2: Development Approval - Appoint the best project team, design a great-looking building and obtain a planning approval
Phase 3: Builder Procurement - Resolve the design documentation and appoint a builder
Phase 4: Sales & Marketing – Prepare the marketing collateral and undertake a sales campaig
Phase 5: Construction – Coordinate the detailed design documentation, sign a build contract, and undertake construction
Phase 6 Settlements - Obtain compliance certificates, register titles, rectify defects and call for settlement. Finally, pop some champagne!
This is “Development 101” for anyone that is new to the industry and simplifies what looks like a complicated process.
It will help you to understand the activities and outcomes you need to deliver each step of your property journey.
It will help you to think about what professionals you’ll need to work with along the way, including design consultants, sales agents, lawyers and builders.
It also outlines the generic timeframes for each step and also demonstrates how these steps overlap with each other. Property development is not a linear process, and we always need to think strategically to make sure the project runs smoothly.
The Development Steps is a great starting point and we’ve tried to keep it simple. Each of the six phases may be broken down into more sub-phases.
